View Full Version : Deeded Access to Airport

Looking for help. My father owns land directly south of a FAA funded runway on Kelleys Island, OH. The village is attempting to pursue an avigation easement over his land. 15 or more years ago he donated land for a road to be placed at the end of the runway as opposed to running through the middle of the runway as it had for years and received deeded access to allow for taxing planes onto his property (a through the fence agreement that would never be allowed today post 9/11). Now the portion of land they have set aside for the avigation easement would take 30% or more of the value/use of the land and my father is looking to sell the property to the village.

The issue is attemting to place a value on the deeded access portion of the land. An appraisal has been done on the land portion, but we can not find any comparables for the deeded airport access to attempt to place a value on it, other than the value of the land that was donated.

Has anyone come across or have knowledge of a smiliar situation that could help in placing a value on the deeded access?
